連接廣東道的海防道舖租亦水漲船高,國際個人護理品牌 The Body Shop目前承租的海防道 50號舖位,被業主大幅加租
89%,故近日決定轉租面積細一半的 53至 55號地舖,月租 78萬元,呎租高達 2644元,是九龍區呎租第二貴舖位。
Body Shop現時租用的海防道 50號地舖,約 600方呎,由人稱「太子鄧」的太子珠寶鐘錶主席鄧鉅明持有,已承租多年,最新一份租約 53萬元,至今年 6月期滿。
不過,業主加租至每月 100萬元要求續約,幅度達 88.7%,令 Body Shop卻步。

海防道乃廣東道以外,尖沙嘴另一人流暢旺的街道,為免失去據點, Body Shop亦盡快在附近尋找新舖落戶。消息指出,該個人護理品牌剛預租海防道 53至 55號地下 M舖,實用面積僅 295方呎,只有現時舖位約一半樓面。
在大舖搬細舖下,但月租仍高達 78萬元,呎租 2644元,為海防道地舖呎租新指標,而且僅次於施華洛世奇租用的廣東道 16號地舖呎租 3400元,成為九龍區最貴地舖呎租第 2位。上址現為鐘錶店,據了解,業主在 87年斥 550萬元購入自用。
另外,東亞銀行( 023)沽出灣仔東亞銀行港灣中心 19樓,約 7940方呎,成交價 1.03億元,呎價 12972元。市傳銅鑼灣堅拿道東
5號全幢 6層高舊樓,約 3500方呎,以 1.38億元沽,呎價約 3.9萬元。原業主在 73年以 53萬元購入,勁賺逾 1.37億元,升值
259倍。
