涉誇大建築面積 與政府對着幹
會德豐新盤 無端發水一呎

發展商沿用多年的建築面積，是將實用面積、窗台及每個單位要攤分的公用地方面積一起計算，但一直被指是誤導買家的無良銷售手法。在輿論壓力下，政府終同意日後一手樓只准用清楚易明的實用面積計呎價。
不過，地產建設商會執委會主席梁志堅，昨猛轟政府日後不准並列建築面積的做法不公平，因為同一個樓盤在二手市場放售時，可以建築面積表述，但仍在售的一手貨
尾單位，則只可用實用面積。他說待政府在周五藍紙草案刊憲後再作較具體回應，又指在誤導刑事化上，應有更清晰定義及條文，以免流於空泛，令日後產生大量官
司爭拗。
業主損失近三萬元
梁志堅於今年初離開服務 40年的新世界發展，瞬即過檔會德豐集團擔任副主席，隨即力捧旗下位於西環的新盤 Lexington Hill。該樓盤於上月中推出後，馬上被炒高至每呎 1.2萬元，而頂層複式單位更高見每呎近 3萬元。
本報發現， Lexington Hill的售樓書誇大建築面積。其中 45及 46樓 A室頂層複式單位，實用面積是 2,295平方呎，若連同計算
15平方呎窗台、 651平方呎公用面積，建築面積應是 2,961平方呎，但售樓書列出的建築面積，竟然多了 1呎至
2,962平方呎。以複式單位呎價推算，業主平白多付 3萬元。根據田土廳記錄，該物業目前仍未成交。記者昨晚致電會德豐公關部查詢，但未有人接聽。
長實被指製假民意
除了會德豐涉嫌以建築面積誤導買家，
運輸及房屋局昨日又上載立法規管一手樓的諮詢報告。《蘋果》早前揭發發展商長實旗下的港基物業管理公司，曾要求員工一人一電郵反對將來採用實用面積。記者
昨翻查報告，發現有多封一式一樣的電郵要求繼續沿用建築面積，其中一名去信者更承認自己是港基員工。另一間發展商信和置業，同樣以多間子公司名義去信向政府施壓。
爭取規管一手樓多年的民主黨立法會議員李永達稱，相信立法會可趕及在今屆 7月會期結束前完成立法。他又批評發展商脅逼員工表達意見是製造假民意，「因為建築面積根本冇統一標準，令佢哋可以賺多啲」。
