東方表行賣舖少賺千萬

【本報訊】東方表行（398）上月以8680萬元售出自用的上環通用商業大廈地舖，剛隨即被投資者物流張以9880萬元摩出，東方表行少賺1200萬元。
物流張一個月賺14%
上址為德輔道中160號通用商業大廈 C座地下及閣樓，共865方呎，東方表行於81年以1066.6萬元購入自用，至上月才以售後租回形式售出，作價8680萬元，以為已大賺7613.4萬元。但購入該舖的物流張火速短炒，成功以9880萬元摩出，即賺1200萬元，一個月升13.8%。據了解，新買家為本地廠家兼「醉喜」馬主梁麟炳，每月收租21.7萬元，回報約2.6厘。
黎永滔購銅鑼灣全幢
至於由物流張持有的荃灣英皇娛樂廣場，剛再摩出16樓全層，8903方呎，成交價約7500萬元，呎價約8424元。現食肆以每月14萬元租用，回報2.2厘。資深投資者黎永滔表示，剛以3.68億元購入銅鑼灣景隆街7號顯輝中心全幢，總樓面為10848方呎，呎價3.39萬元。目前月租收入60萬元，黎永滔指作長線收租，回報2厘。
