銅鑼灣OLIV拆售 短時間獲承接

銀座式商廈成商廈市場上的焦點,近日有同類物業出售,如銅鑼灣OLIV及中環安蘭街的銀座式商廈樓花,單位均於短時間內獲承接,造價亦見理想。市場新近至少有3個銀座式商廈項目進行拆售,包括恒地的中環安蘭街項目、銅鑼灣OLIV以及宏安旗下的彌敦道旺角銀座式商廈。

市場3項目拆售事實上,銀座式商廈售價甚為進取,部分項目呎價可逾3萬元不等,但由於新推的銀座式商廈每層樓面較小,涉及不足1億元,故甚受資金積極追捧,當中包括住宅投資客。新近拆售的銀座式商廈為銅鑼灣霎東街OLIV,目前仍屬樓花項目,呎價由3.7萬元起,入場費約7,000萬元,拆售當日大部分樓面獲承接。安蘭街18號沽5層另外,市場指出恒地旗下的中環安蘭街18號銀座式商廈樓花,最少亦有5層樓面獲承接,平均呎價約3.8萬元。
