【本報訊】政府連番出招,銀行又加息,樓市吃不消。滙豐昨午宣佈調高新造按息0.25厘後,多個屋苑包括太古城、嘉湖山莊及維景灣畔等,有業主立即腳軟劈價賣樓,減幅最高達13%或150萬,前日熱賣的一手盤亦後勁不繼,樓市危危乎!

龍頭行兼新造按揭二哥的滙豐昨午宣佈,今日起無論以最優惠利率(P為5厘)或同業拆息(H)為借貸基準,新造按息皆提高0.25厘;加息後,P按息會由P-2.4厘至P-2.1厘,加至P-2.15厘至P-1.85厘(實際按息2.85厘至3.15厘)。渣打傍晚隨即跟加按息0.25厘。是次為銀行首次因金管局增加資本成本,令業界作出上調按息的決定。
市場估再加按息0.25厘
瑞穗證券亞洲證券研究部董事安彤善認為,加按息0.25厘只是開始,預計再有0.25厘上調空間。
加息令樓市急降溫,促使觀望的賣家回歸現實,減價求售。中原地產助理區域經理趙鴻運表示,太古城東海閣一個實用面積708方呎三房戶,業主因急於換樓,眼見滙豐突然加息,加上本身叫價1,150萬元偏離市價,「想快啲賣」,遂將叫價調低150萬元,至貼近市價的1,000萬元。另維景灣畔亦有單位在加息後即減價一成,由500萬降至450萬元求售。

逸峯銷情急降溫
加息陰霾下,發展商賣樓亦受阻。香港小輪(050)粉嶺逸峯首日速售約250伙,昨日即後勁不繼,有指昨只售約25伙。另莊士機構(367)的佐敦珀.軒,原定今日舉行的記者會亦取消,未知是否與加息有關而押後開賣。
中原地產亞太區住宅部總裁陳永傑亦稱,樓市本已因政府出招而死寂,「銀行加埋息,(個市)仲衰」,勢令市場僅有的買家也窒步。
按揭市場一哥的中銀香港(2388),發言人指銀行或有需要上調按息,會因應市場情況並作出檢討;三哥恒生銀行(011)亦指留意市況並檢討。金管局回應稱,不評論個別銀行的商業決定,只呼籲置業人士應小心評估息率上升對供樓的影響。
