地監局：送讓契可能令物業無法取得 按揭 籲買家留意風險
地產代理監管局副主席兼執業及考試委員會 主席梁永祥表示，該局今日發出一份新執業 通告，提醒代理在處理涉及送讓契或無償轉 讓契的物業時，應提醒客戶有關送契所涉及 的風險，如買方可能無法取得任何或足夠按 揭以完成購買該物業，或在轉售物業時無法 證明其良好業權。
他補充，涉及送契物業的業權，若原業主出 現破產情況，而該送讓契於五年內簽訂，債 權人有權收回有關業權。去年，地監局接獲 3宗相關投訴，3宗均成立，有關代理被要 求進修。他指出，若違反相關條例，可被罰 款、附加指引於牌照，甚至被吊銷牌照。 (ch/m)
