最優質商廈受壓 租金下滑
據仲量聯行資料顯示,中環核心指標商廈,現時平均呎租約104.5元,本年已下跌近1成,空置率約5%,而中環最優質商廈,即包括國金中心2期等,年內呎租下跌達15.7%,空置率為6.5%。
AIA Central中層 呎租僅百
干諾道中有多幢商廈,因質素理想兼享全海景,呎租多在100元以上,包括AIA Central及遮打大廈等,列為最優質商廈指標之一。
本年中環最優質甲廈租務弱,租金亦出現跌幅。近月AIA Central一個中層6至9室,面積約7,000平方呎,以約每呎100元租出,新租客為Winnington Capital,該金融機構原租用同區聖佐治大廈,是次租用樓面為提升辦公室質素。
去年AIA Central獲建設銀行(00939)租用物業全層單位,面積約12,288平方呎,呎租約135元。以該廈新承租單位呎租跌至100元計,租金跌幅逾2成。
另比鄰的香港會所大廈,提供會所及寫字樓,最近國際品牌CHANEL,租用該廈中層全層樓面,面積約8,600平方呎,呎租約100元,CHANEL早於去年已租用該廈14樓全層。
國金2期租金 較去年跌13%
至於中環指標商廈國金2期,近期成交租金亦出現下跌,物業11樓全層分別由兩間機構租用。一間為內地企業China Kingho,租用11樓逾半樓面,涉及1.3萬平方呎,呎租約130元。另同層9,000平方呎樓面,則由華美銀行(East West Bank)承租,呎租同約130元。
是次承租的樓面,於去年甲廈租務高峰期時市值呎租逾150元,如今租金較去年已有約13%調整。
