【本報訊】千億爭產案敗訴的商人陳振聰,其持有的中半山寶雲居舊宅,在昨日截標前終告售出,成交價約3.8億元,每方呎樓面地價約2.46萬元,造價較市值估計約4億元略低5%,賣樓套現金額將主要支付訴訟費。

陳振聰接受《爽報》查詢時證實,曾一度是其「風水屋」的地皮已成功出售,「已收咗一成訂金,套現得嚟嘅錢,會用嚟俾訟費」。另外,他表示,傳聞中的北京合康變頻董事長劉錦成及前泰國總理他信,均不是地皮的新主。曾被指為「風水屋」的寶雲道16號楠樺居,商人陳振聰低調放售多時,一直以暗盤方式放售,直至上月正式委託測量師行進行標售,即掀起多番傳言,包括有買家以大幅低於市場預期價約2.8億元買入。對於最後以3.8億元的作價轉售,有「捧打落水狗」之嫌,陳振聰表示「我唔覺得俾人㩒!以樓面呎價計,呢個價都係市場公平合理價」。他又指,該處現時是一幅爛地,買家也需要一定的建築成本。
該幅地皮昨截標,負責招標的韋堅信測量師行物業發展及投資董事許偉國表示,對於市場傳聞2.8億元沽售,他笑言乃市場「亂噏」,有關交易乃本月達成,買家購入作自用,至於買家資金來源及身份不能透露。
寶雲道16號地盤現劃為住宅(丙類)1用途,地盤包括兩地段,內地段第2304號佔地約8000方呎,另地段伸延部份7447方呎,合共15447方呎,可重建樓面約1.6萬元方呎,樓高四層包括停車位獨立大屋。陳振聰家族於93年透過Wealthy Land Investment Limited公司名義以4928萬元購入,公司董事包括陳振聰及陳振鴻,經歷19年,升價6.7倍。
另外,西貢獅子會自然教育中心附近的輋徑篤有一別墅屋出售,意向價2億元。聯豐置業表示,該地盤面積14850方呎,屋宇面積共7500方呎。
