【本報訊】九龍東商廈呎價急升，法國巴黎銀行趁高價出售九龍灣企業廣場1期全層樓面，涉資逾2.8億元，呎價約7,000元，新買家為資本策略（497）及有關人士。
據悉，法巴以逾2.8億元出售企業廣場1期1、2及3座12樓相連全層樓面，面積約40,505方呎，連兩個車位，呎價約7,000元。現時第1座交吉，2、3座則每月租金收入約43.7萬元，物業甚具拆售潛力。
法巴於97年斥資4.238億元買入該廈12及15樓全層，當中15樓於一年多前以2.11億元出售，連同是次成交，共套現4.91億元，持貨16年獲利逾6,700萬元。
尹柏權賣舖速賺1,800萬
另外，舖位方面，資深投資者尹柏權繼續出貨，剛售出土瓜灣北帝街12至14號地下，共3062方呎，尹柏權去年9月以8,200萬元向星展購入，現以1億元交吉售予連鎖食肆「點心皇」前大股東馮偉開，呎價3.27萬元，持貨五個月賺1,800萬元，升值22%。
恒地（012）及桂洪持有的中環安蘭街18號全幢銀座式商廈日前拆售，至今售出約六層低層樓面，每層2,464方呎，成交價9,240萬至9856萬元，呎價由3.75萬至4萬元。
另銅鑼灣The Sharp再錄摩貨，高層1580方呎單位以5,980萬元摩出，呎價37,848元，持貨一個月獲利856萬元，賺16.7%。
