彌敦道銀座拆售 每層3700萬
宏安旗下樓花 涉16層
商廈項目拆售成風,消息指,宏安(01222)旗下彌敦道旺角銀座式商廈地盤樓花,日內將以分拆形式出售,涉及16層樓面,每層入場費約3,700餘萬元。
市場消息指,宏安旗下旺角彌敦道724至726號項目,將建成樓高25層銀座式商廈,涉及拆售為7至25樓,合共16層樓面,每層面積約2,200平方呎,料以餐廳、零售等作主題,預計2014年中落成。據悉,業主將以分拆形式推出,呎價由1.7萬至1.8萬元,入場費料約3,740萬元起。消息指,已有多組買家預留個別樓層,料項目日內正式推出。宏安集團於2010年尾,以3.2億元向湯君明購入該地盤(前稱漢英大廈)。
尖東新文華1樓 拆作40舖售
位於該地盤對面附近,正是早前拆售的彌敦道703至705號地盤,該處拆售反應極為理想,10多層樓面於數日內售出,銷情吸引宏安拆售物業。
彌敦道703號項目,樓上各層已沽出,消息指,項目地下及1樓舖位,正獲買家出價約4億元洽購至尾聲,若成功售出,資本策略(00497)料套現近10億元。
除了銀座式商廈外,商場拆售同樣暢旺,資深投資者吳金福以及董惠華,早前合共斥資約2.35億元向九龍建業(00034)購入尖東新文華中心1樓,共涉40個商舖。消息指,業主正部署以原則拆售40組舖位,入場費每間約700萬元起。
觀塘宏基全層 摸上摸沽出
另消息稱,尖沙咀百樂酒店首都廣場全數舖位幾近沽清,投資者轉戰附近的嘉芙中心商廈,消息指,項目4、13及15樓沽出,每層涉資約3,980萬元,總涉資近1.2億元。
東九龍商廈同樣投資熾熱,土地註冊處資料顯示,觀塘宏基資本大廈11樓全層,以1.28億元易手,呎價約1.28萬元。據悉,是次成交屬摸上摸,呎價由9,155元,升至1.28萬元,個多月呎價累積升幅近4成。
