彌敦道銀座拆售 每層3700萬
宏安旗下樓花 涉16層
商廈項目拆售成風，消息指，宏安（01222）旗下彌敦道旺角銀座式商廈地盤樓花，日內將以分拆形式出售，涉及16層樓面，每層入場費約3,700餘萬元。
市場消息指，宏安旗下旺角彌敦道724至726號項目，將建成樓高25層銀座式商廈，涉及拆售為7至25樓，合共16層樓面，每層面積約2,200平方呎，料以餐廳、零售等作主題，預計2014年中落成。據悉，業主將以分拆形式推出，呎價由1.7萬至1.8萬元，入場費料約3,740萬元起。消息指，已有多組買家預留個別樓層，料項目日內正式推出。宏安集團於2010年尾，以3.2億元向湯君明購入該地盤（前稱漢英大廈）。
尖東新文華1樓 拆作40舖售
位於該地盤對面附近，正是早前拆售的彌敦道703至705號地盤，該處拆售反應極為理想，10多層樓面於數日內售出，銷情吸引宏安拆售物業。
彌敦道703號項目，樓上各層已沽出，消息指，項目地下及1樓舖位，正獲買家出價約4億元洽購至尾聲，若成功售出，資本策略（00497）料套現近10億元。
除了銀座式商廈外，商場拆售同樣暢旺，資深投資者吳金福以及董惠華，早前合共斥資約2.35億元向九龍建業（00034）購入尖東新文華中心1樓，共涉40個商舖。消息指，業主正部署以原則拆售40組舖位，入場費每間約700萬元起。
觀塘宏基全層 摸上摸沽出
另消息稱，尖沙咀百樂酒店首都廣場全數舖位幾近沽清，投資者轉戰附近的嘉芙中心商廈，消息指，項目4、13及15樓沽出，每層涉資約3,980萬元，總涉資近1.2億元。
東九龍商廈同樣投資熾熱，土地註冊處資料顯示，觀塘宏基資本大廈11樓全層，以1.28億元易手，呎價約1.28萬元。據悉，是次成交屬摸上摸，呎價由9,155元，升至1.28萬元，個多月呎價累積升幅近4成。
