【專訪】華懋5盤年內登場

旗下200物業審查 部分重建翻新

華懋近年在地產市場轉趨積極,上任1年多的集團行政總裁楊光接受訪問表示,今年會推售5個住宅項目,市值約100億元,涉約280伙,其中九龍城延文禮士道38號項目第四季開售。

楊光稱,華懋旗下地產物業市值約600億至700億元,當中包括約值300億元的發展中項目,將會在未來三至四年推出,今年推售的住宅項目包括紅山半島(獨立屋)、屯門琨侖、九龍城延文禮士道38號及分別位於西貢安寧徑和碧沙路的別墅等,市值約100億元。
他透露,已初步完成為旗下約200幢物業進行大審查,部分會進行重建或翻新,可望增加集團租金收入。
除了住宅項目,華懋旗下擁有約200幢收租物業,每年帶來約18億元租金收入,涉及工、商、住、舖。楊光表示,去年開始為這些樓宇進行全面審查,近日剛收到第一期報告,發現部分物業容積率大幅低於規模上限,包括一座只用了容積率一半的大廈,會考慮拆卸重建,以增加樓面面積。
楊光:不急售亦不惜售
至於其他位處優質地段但「年事已高」的大廈,他指由於租金有增長潛力,會考慮翻新外牆、大堂及洗手間等設施。此外,審查時發現有部分日久失修樓宇要進行維修。他表示,還要待第二期報告計算出個別大廈增值空間,才會決定行動,並預計執行這些措施,最快1至2年便可完成,較買地建樓所需的4至5年周期為快。
華懋旗下住宅項目九龍塘雲門去年第四季開售未錄得成交,樓盤上月底再重新啟動銷售,楊光承認,銷售較鄰近的樓盤為慢,「建築比人慢,拿入伙紙、滿意紙都較慢,這是先天決定了。然後我自己要求高,希望先做好驗樓才再推售。」他繼指,華懋會採取「不急售亦不惜售,要有質素才拿出市場」的策略。
華懋集團首季透過紅山半島第四期(分層樓)錄得約16億元銷售。集團於未來三至四年內落成的樓盤,包括涉及九百多個單位的荃灣西站5號、朗屏西鐵站上蓋大型項目和將軍澳的樓盤。
商廈方面,楊光指中環德輔道與昭隆街交界、德輔道與戲院里交界兩個項目,以及灣仔熙信樓重建都已進入建築期,落成後將會作為長期收租項目。
