近日商舖市場漸轉明朗，莊士國際部署拆售佐敦莊士倫敦廣場，中低層意向呎價約3.5萬元起，估計可套現逾24億元。

市場消息透露，位於彌敦道219號的莊士倫敦廣場，一向是莊士國際的旗艦商場，樓層由地庫至13樓，每層約6,800餘呎，總樓面約11.3萬平方呎。莊士昨日約見地產代理，表示短期內拆售該商場，先推4至13樓，意向呎價3.5萬元起，最平入場費約4,800餘萬元，若全部10層樓面沽清，可套現逾24億元。

代理指，大業主提供特長24個月的成交期，並代買家支付4.25%釐印費，以吸引投資者。

根據莊士國際年報資料顯示，莊士研究為物業翻新及升級之方案及策略，為增加地下及1樓商場之空間，並改善地庫商場之通道。同時考慮出售此物業較高樓層（3樓至13樓）之部分或全部單位。

莊士國際高級營銷策劃經理陳慶光昨日證實，集團正部署拆售莊士倫敦廣場，但細節則不便評論。

中原工商舖總監潘志明指出，項目屬於運作成熟的銀座式商廈，而且配套設施齊全，呎價3.5萬元相信對投資者仍具吸引力。

中環荊威廣場 全層7474萬售

另一方面，商廈方面，近期成交增加，消息指，中環荊威廣場20樓全層，面積約4,397平方呎，以約7,474萬元易手，呎價約1.7萬元，為該廈新高。
